North Branch Works Position on Behalf of Our Membership

 1)  Allowing Residential uses in the PMD’s will force existing manufacturing businesses out, risking 10,000 head of household jobs.  75% of these workers live in all 50 wards of the city and 50% of these workers live within three miles of the company they work at.


2) Allowing residential uses next to existing manufacturing uses is bad for both residents and manufacturers, eroding land use security and integrity, which is why the City Council has adopted several ordinances including the Planned Manufacturing Districts and Industrial Corridor designations designed to keep the two uses separate from each other.


3) Chicago taxpayers benefit more from updating land uses in the PMD’s with consideration of compatible commercial uses because commercial uses pay 2.5 times more property taxes than an residential uses and compatible commercial uses are likely to not displace industrial uses and good paying jobs.


4) That DPD maintain existing density levels as measured by floor-area-ratio (FAR) in the PMDs.  These existing FARs are very generous and can accommodate existing firms seeking to expand as well as new planned developments.

NBW’s Very Own Mike Holzer Talks about PMDS on CAN TV

Mike Holzer, Executive Director of North Branch Works was interview by Ken Davis from Chicago Access Network Television (CAN TV). They discussed the future of the Planned Manufacturing District on the North side between Clybourn and Elston avenues, where several large plants have left and there’s pressure to redevelop the zone for residential and commercial projects. Chicago needs to redefine “industrial” to include modern manufacturing, he says, in order to keep the PMD and encourage jobs in the area. *Click picture to view

US EPA Finkl/ Riverworks Planning Project

North Branch Works, along with its partner, Delta Institute, is proud to release the final document for our US EPA funded planning project, “North Branch River Works: A Plan for Community, Jobs, and Innovation.” This document is the result of 2+ years of community outreach and engagement, a market study, a site planning exercise, and the input of city staff, elected officials, local businesses, and other community stakeholders. The “Executive Summary” lays out the purpose, summarizes the market study, explains the three redevelopment scenarios, and highlights the redevelopment principles and key recommendations to move the plan forward. The Plan also includes an additional body of work, a transportation framework plan and white paper that support the redevelopment of the North Branch Industrial Corridor, which are found in the Appendix.
